Direct Retail Partners Development at 407 and Simmons – Town Update

The Town recently held an informational meeting regarding conceptual commercial development discussions for the approximately 23-acre property at FM 407 and Simmons Road, referred to as the Retail Direct Development at 407 and Simmons. The property’s size and location along FM 407 make it suitable for a development of this scale, should it move forward through the Town’s required planning and zoning process.

During the meeting, residents were provided with a high-level overview of conceptual ideas being explored by Direct Retail Partners. Town officials emphasized that the discussion was conceptual only, that no zoning changes or development approvals have been granted, and that any future requests would require formal applications, public hearings, and Town Council consideration. It was also clarified at the Monday, December 15 Town Council meeting that the Town has not negotiated water or sewer service for this property. Any discussions to date regarding utilities have been preliminary and informational only, intended to understand requirements not to make approvals or commitments. If approved in the future, potential commercial development at this location could support long-term financial planning while helping the Town maintain its relatively low residential property tax rate.

Trash & Recycling Reminders from Republic Services

Double Oak residents receive weekly trash and recycling service through Republic Services each Friday. To ensure smooth, efficient, and reliable collection, residents are reminded to place trash and recycling carts at the curb by 7:00 a.m. on collection day. Carts should be placed no earlier than the evening before pickup and returned to their storage location as soon as possible after service is completed.

Please note that certain holidays throughout the year may require an adjustment to the regular Friday pickup schedule. When a holiday impacts service, collection may shift to a different day for that week. Residents are encouraged to watch for Town notifications or check directly with Republic Services to confirm holiday-related schedule changes.

Proper cart placement is important for both safety and service efficiency. Republic Services uses automated collection trucks, so carts should be positioned at the curb with the handles facing your home and the lid opening toward the street. Please leave at least two to three feet of space between carts and keep them clear of vehicles, mailboxes, trees, fences, or other obstructions. This spacing allows collection equipment to operate properly and helps prevent missed pickups or damage.

All household trash should be placed inside the trash cart and bagged, with the lid fully closed. Loose trash or overfilled carts can result in debris spilling into streets or yards, especially on windy days. Residents who regularly generate more trash than their cart can hold may contact Republic Services to request an additional cart or a larger size, if available.

Recyclable materials should be placed loose inside the recycling cart, not bagged. Items should be empty, clean, and dry to reduce contamination. Cardboard boxes should be flattened so they fit inside the cart; if boxes do not fit, they may be broken down and placed neatly beside the recycling cart when allowed. Proper preparation of recyclables helps ensure materials can be successfully processed.

For occasional excess trash or large items, residents should be aware that bulk and brush collection occurs on the third Friday of each month. Brush must be cut to manageable lengths and bundled, and bulk items such as furniture should be placed neatly at the curb without blocking sidewalks or roadways. For items outside the regular bulk schedule, Republic Services offers additional bulk pickup options that can be arranged directly with their customer service team.

Residents with questions about service, additional carts, bulk pickup, or holiday schedule changes may contact Republic Services Customer Care at (817) 317-2000 or visit their website to manage services and view collection details. By following these simple guidelines, residents help keep Double Oak clean, safe, and running smoothly thank you for doing your part.

We wish everyone a safe and wonderful weekend.
