Property Update: FM 407 and Simmons Road
The property at the corner of FM 407 and Simmons Road has long been identified as one of the last available parcels in Double Oak for retail or mixed-use development. The land has been listed for sale for many years, and recently the Town was notified by the property’s realtor that a potential contract is now pending.
Over the past three years, several developers have informally inquired about this site, but this is the first indication of a pending sale. If a developer moves forward, the project must follow the Town’s established ordinance-driven process before anything can be approved.
The town will continue to provide updates as information becomes available.
Double Oak Police Speed Tracker Trailer Statistics
Speed Tracker Results will now be provided on the eCode360 website at the link below with the latest results. The trailer will stay at specific locations for extended periods as we continue to analyze the data to assist in staffing our patrol hours at different locations.
Speed Trailer Results – Waketon Road (Westbound)
Survey Dates: August 7–21, 2025
The Double Oak Police Department recently deployed the speed trailer on Waketon Road at 521 to monitor vehicle speeds in both directions. The posted speed limit in this area is 30 mph.
Traffic Direction Measured: Westbound (closing) and Eastbound (away)
Total Vehicles Recorded: 100,636
· Westbound: 51,767
· Eastbound: 48,869
Key Findings
Vehicles Over the Limit:
· 71.18% (71,630 vehicles) were above 30 mph.
· Westbound: 65.63% over limit
· Eastbound: 77.06% over limit
Excessive Speed (40+ mph):
· 2.95% (2,973 vehicles)
· Westbound: 764 vehicles (1.48%)
· Eastbound: 2,209 vehicles (4.52%)
Average Speeds:
· Westbound: 31.94 mph
· Eastbound: 33.07 mph
· Combined: 32.49 mph
· Average Violation Speed: 34.18 mph
Speed Distribution:
· 85th Percentile Speed: 36 mph
· Most Common Range (10 mph pace): 28–37 mph (46,335 vehicles within this band)
· Maximum Recorded Speed: 82 mph
· Minimum Recorded Speed: 9 mph
Observations
· A large majority of drivers (7 in 10) exceeded the posted 30 mph limit.
· Eastbound traffic shows higher rates of speeding compared to westbound.
· Nearly 3,000 vehicles exceeded 40 mph, creating a potential safety concern.
· Peak speeding activity occurred during morning and afternoon commute hours (6 AM – 8 AM, 3 PM – 6 PM).
· Despite widespread speeding, the average violation speed was only 4–5 mph above the limit, though outliers reached 82 mph.
Summary
The Waketon Road speed study confirms that the majority of vehicles are exceeding the 30-mph speed limit, with eastbound traffic being more problematic. While the average excess speed is modest, the presence of thousands of vehicles exceeding 40 mph including extreme outliers up to 82 mph indicates a continued need for speed enforcement and traffic calming measures in this corridor.

New Safety Measures for Double Oak Public Meetings
In response to rising safety concerns at public meetings across the country, the Town of Double Oak is implementing enhanced procedures to ensure a secure and respectful environment for all attendees. While Double Oak remains a close-knit and civically engaged community, recent discussions such as those surrounding a proposed helistop have drawn heightened attention and commentary on social media platforms like Facebook. As community participation grows, so does the importance of maintaining safe and orderly public forums.
Under the direction of Police Chief Daniel Miller, and in consultation with the Denton County Fire Marshal, new safety protocols will now be in place for all public meetings held at Town Hall. These include Town Council, Planning & Zoning Commission, Board of Adjustments, and any special-called meetings. Attendees will pass through a metal detector screening, and all bags will be checked. No firearms, edged weapons, or other prohibited items will be allowed inside the building please secure these in your vehicle prior to entry.
To comply with fire code requirements, the Cook-Wilkinson Community Government Room is limited to 85 people, with an overflow area in the Town Hall lobby accommodating an additional 20 individuals. These limits are set by the Denton County Fire Marshal and will be strictly enforced. As a reminder all meetings will be broadcast LIVE on the Double Oak YouTube channel, so if you are unable to attend in person you can attend via the web.
All meetings will begin promptly at their scheduled starting times. If entering after a meeting has begun, please do so quietly to avoid disrupting the proceedings.

Cross Timbers Water Supply Corporation is in Stage 2-Yellow.
STAGE 2: YELLOW - ODD/EVEN DAYS
Odd/Even Outside Watering by Last Digit of Address
The odd-numbered last digits of the address will be watered on Monday, Wednesday, and Friday.
Even numbered last digits of the address will water on Tuesday, Thursday, and Saturday.
Permitted Activities
Trees, gardens, and shrubs can be watered daily if a hand-held hose, drip irrigation, or soaker hose is used.
New pool filling must be scheduled, and three (3) days' written notice must be given to Cross Timbers Water Supply Corporation’s office date. A time will be determined and assigned.
Lawns that have just been seeded, sodded, or mulched can be mechanically watered daily for a maximum of two (2) weeks after application.
Avoid watering during the following hours: 10 a.m. to 6 p.m.
