About the Development

A proposed retail development at the southwest corner of FM 407 and Simmons Road is currently moving through the Town of Double Oak's planning and review process. The project is being developed by Dallas-based Direct Retail Partners and would bring a grocery store, restaurants, retail shops, service businesses, and a gas station to southern Denton County. No construction timeline has been announced, and the project remains subject to zoning approval and Town Council consideration.

❋ Grocery & Retail

The proposal includes an unnamed grocery store of approximately 48,000 square feet, along with additional retail and restaurant space and commercial flex buildings for offices or services — all on a roughly 23-acre site.

❋ Updated Design & Community

Plans have been revised in response to community feedback and now include a relocated fuel center, a reduced overall project footprint, additional landscaping, and pedestrian-friendly features such as walking paths, green space, and a small dog park.

❋ Traffic & Access Improvements

Traffic studies estimate 9,000–9,400 daily vehicle trips, primarily along FM 407. Proposed improvements include right-turn lanes on FM 407, refined access points on Simmons Road, and updated internal traffic circulation for improved safety and flow.

❋ Public Meetings Scheduled

The Town has scheduled two joint workshops open to the public for the Planning & Zoning Commission and Town Council. Both meetings are held at Town Hall and broadcast live on the town's YouTube channel.
